1

Foundation

Every good plan/process starts with a solid foundation! Your foundation is the base on which your house sits.

At this point, you will not see any vertical changes to your home, but you can expect major site changes. Trees will be moved, dirt will be hauled off, and your house will be pinned. A house being pinned shows exactly where your home will be placed on your land, which will now be referred to as a lot.

First, your footing will go down. It will typically go around the perimeter of your home and sets the footprint for your home. Next will come the foundation blocks. At this time you will see some plumbing and electrical start, but we will go more in-depth during the “rough-in” portion. Lastly, your slab is poured. It covers the entire footprint of your home and is what the next phase of construction will be built on. A slab is poured concrete with a fiber mesh to give it extra strength. Once the slab is finished, we are ready to begin the vertical construction of your home!

Framing

You better not blink or you may miss the framing process! This is when the walls, ceiling, and roof are all built for your home! All 3 of the sections will be securely fastened and tied back into your foundation to provide you and your family with a safe shelter. You will also see your exterior doors and windows installed. Your home is starting to take shape! Once the framing is finished you will be able to walk through your home and start to visualize how each room will feel and look!

Rough-Ins

During this process, you will not see a lot of cosmetic changes in your home, but this when your home is most busy internally growing. You have 4 major trades that are working instilled in your home. 1. Plumbing 2. HVAC 3. Electrical 4. Insulation.

Plumbing was initially started during the foundation phase. The plumber has run all piping under your slab. During this rough-in phase, you will start to see piping going to the framework of your home. Think of this as the veins in your home! Electrical has also flown under the radar during foundation. Heating, ventilation, and Air Conditioning will now start to run through your home along with the rest of the rough-in items.

Lastly, you have insulation which is technically between rough-ins and drywall, but places a major role in the comfort of your home!

Drywall & Paint

Drywall is the interior walls you physically see in your homes. It is made up of sheetrock and sheetrock mud to give your walls a smooth finish for paint.  This becomes the canvas on which you will paint your personality into your home. During this phase, you will also see the first round of paint. You can now more easily visualize the space you will have in each room to get better ideas for furniture, decorations, and new memories.

Interior & Exterior Finishes

At this point, you may not know what to gaze at more. The interior or exterior of your home! The house now branched off into two separate processes that can happen simultaneously! These are both the interior finishes to your home, and the exterior face of your home.

Let’s focus first on the exterior. Depending on your selections you may see various changes. You have 3 major finishes to the outside of your home. It could be vinyl siding, cement siding, and/or brick. Once your siding is finished, you may see some more dirt being moved around, so your landscaping can be installed. You will also see your fence, driveway/sidewalks, screened porch, columns, exterior deck, etc. being built depending on your selections.

Interior finishes will certainly make your house feel more like a home! During this phase, you will see doors and trim installed, flooring laid, cabinets and countertop put in, and the final paint is applied. Simultaneously, electrical, plumbing, and HVAC will be wrapping up with all fixtures being installed! Other items like bath accessories, closet shelving, and appliances will be installed. Your home is literally getting cleaned up for the final countdown!

Walkthrough & Inspection

Now it is time to take a walk through your home! Our Warranty Coordinator will personally walk you through your home and pinpoint any details that need to be ironed out before closing. Then you are all set to close on your dream home!
